A closer look around.

Rental policies
Reservation and payment
Choose your rental length, date, and start time, then pay the full studio rental amount through Stripe to confirm your reservation. Optional lighting and paper charges are arranged separately.
Cancellations and rescheduling
Cancel at least 48 hours before your start time for a full refund of the studio rental payment. With 24–48 hours’ notice, you may move your booking once to an available date within 60 days at the same rental value; any price difference is payable. Cancellations with less than 24 hours’ notice and no-shows are not refundable. If Thomas Hopkins Photography must cancel, you may choose a full refund or a new available date.
Your reserved time
Your rental starts and ends at the times booked. Bringing equipment upstairs, setup, photography, packing, and cleanup all take place within that period. Late arrival does not extend your finish time. Additional time requires advance approval and availability, at $60 per hour Monday–Thursday or $70 per hour Friday–Sunday.
Backgrounds, props, and paper
Bring your own backgrounds and props. One available black or white cloth background with Marley flooring is included when requested in advance. Studio seamless paper is optional: $5 per linear foot of paper that becomes dirty or damaged and must be trimmed off. Clean, reusable paper is not charged. Any extra setup or supplies are agreed before use.
Equipment and prepared lighting
Bring your own camera and equipment unless you arrange a prepared Profoto setup. Tell us your camera make and model so the correct transmitter can be ready. Prepared lighting covers one agreed setup and a brief walkthrough; additional setups or ongoing instruction are arranged separately. Ask before moving or adjusting studio equipment.
Care of the space
Return rooms, furniture, and equipment to their original condition. Remove your props, backgrounds, and rubbish at the end of the rental. Use only approved methods to secure backgrounds; do not attach anything to walls or ceilings without permission. Smoke, flames, glitter, confetti, liquids, and messy materials require advance approval.
Damage and additional cleaning
Report accidental damage promptly. Renters are responsible for damage caused by themselves or their guests, beyond normal wear, and for additional cleaning beyond ordinary use. Any charge will be explained and supported by documented repair, replacement, or cleaning costs.
Access and attendance
The studio is on the second floor, with stair access only and no elevator. Confirm that stairs work for everyone attending, and plan for carrying equipment. Parking is available behind the building and on the street. The suite comfortably accommodates groups of 20; arrange larger groups with Thomas in advance. Provide the total number of attendees when booking.
Enjoy your time in the studio
We want you and your guests to feel comfortable, creative, and at home here. These simple guidelines help everyone enjoy the space and leave it ready for the next session.
Make something you love
The suite is a welcoming space for portraits, headshots, fashion, dance, products, branding, and social-media photography and video. Tell us a little about your project when booking so we can help you feel ready. For recorded dialogue, music, larger productions, or unusual setups, check with Thomas first to make sure the space is a good fit.
Help everyone feel comfortable
Please treat your clients, crew, and fellow guests with kindness and respect. Make sure everyone is comfortable with being photographed or recorded, and respect their personal boundaries. Give people privacy while changing or preparing, keep bathrooms camera-free, and ask permission before recording other building occupants or neighbouring spaces. Harassment, intimidation, and discrimination have no place here.
Keep your content tasteful
Tasteful boudoir sessions are welcome. Please keep all photography and video non-nude and respectful, with no sexually explicit activity. Projects should be lawful, consensual, and safe, without exploitation, threats, or encouragement of violence.
Bring your people
You’re welcome to bring your clients, crew, and guests. Please share your total headcount when booking and help everyone follow these guidelines. The suite comfortably accommodates groups of 20; check with Thomas about larger groups. Children are welcome with a responsible adult supervising them throughout the visit.
Make room for a safe session
Please keep stairs, hallways, exits, and walking routes clear, and secure cables and stands as you work. Ask for help with unfamiliar studio equipment, and use furniture only for its intended purpose. Let Thomas know about jumps, stunts, large props, or activities that may need extra precautions before your session.
Look after the space together
Please bring clean shoes and props for the shooting floor and backgrounds. Check with Thomas before moving lights, changing modifiers, mounting backgrounds, or attaching anything to walls or ceilings. Studio equipment stays on the premises. If something spills, stops working, or gets damaged, let us know promptly so we can help.
A little planning for food and effects
Please enjoy food and drinks in the lounge, away from equipment and shooting surfaces, and keep the indoors smoke- and vape-free. Check with Thomas in advance about glitter, confetti, paint, liquids, fog or smoke effects, flames, animals, or messy and unusual props so we can agree on what works for the space.
Be a considerate neighbour
Keep music and conversation at a comfortable level for others in the building. Please keep equipment and production activity inside your rented rooms, with stairs and hallways clear for shared access, unless you’ve arranged otherwise with Thomas.
Leave a welcoming space for the next guest
Allow a little time before your booking ends to pack, tidy, remove rubbish, and put furniture back where you found it. Remember your props, backgrounds, and personal belongings. If you’d like more time, ask Thomas before your session ends; extensions depend on availability.
